Genre source and evaluate residential and commercial development projects, conducting full-scale market analyses and developing comprehensive business plans covering the entire project lifecycle - from investment and financing through development, construction, operations, and divestment.

We coordinate, manage, and work alongside architects on preliminary design and volume studies, and we engage with authorities early to assess feasibility and mitigate risk.

We organize and manage the financial, technical, and legal due diligence, lead acquisition negotiations, and cover the project-based investment management from acquisition through to divestment on behalf of our capital partners.

Our work encompasses sustainability analyses including ESG and taxonomy assessments, and we organize and manage the full design process in collaboration with architects and engineers.

We assess and validate construction economics, oversee design and financial management, and apply rigorous planning and process optimization throughout - managing budgets according to the prudent-person principle, while continuously identifying and mitigating risk.

03

Operating Partner

Construction

Genre organize and manage the construction phase on behalf of our capital partners, from design optimization and tendering of contracts through to defining the appropriate construction agreement model and leading negotiations to contract signing.

Acting as the representative of our capital partners, we oversee contractors and consultants throughout the construction, with monitoring and reporting on time, finances, quality, and sustainability.

We coordinate and secure a handover to operations and conduct thorough project follow-ups to ensure all commitments are met.

04

Operating Partner

Operations

Genre establishes the full operational setup on project completion, including the engagement of an asset manager and the execution of a targeted sales and leasing strategy.

We handle dialogue and agreements with agents and prepare the required sales and leasing material.

Throughout the operational phase we deliver ongoing analysis, strategic planning, active investment management and regular reporting to ensure that the property and the investment perform in line with the defined objectives.

05

Genre plans and executes the full exit process, based on a thorough analysis of optimal timing and exit strategy.

We establish dialogue and agreements with financial advisors and agents and prepare the required sales and transaction material in order to position the property optimally in the market.

Transformation · Copenhagen

Parking facility to residential

Genre sourced the investment opportunity of transforming an existing parking facility at Nyropsgade, in the heart of Copenhagen, into residential use. Danica Ejendomme entered the project and completed the acquisition of the property with Genre as operating partner. The parking facility totals approximately 10,000 m² and the ambition is to preserve the majority of the existing concrete structure. This can significantly reduce the carbon footprint and create homes with a unique character that stand out from traditional new builds.

Genre's contribution

Genre sourced the investment opportunity and contributed to developing the overall business plan for the project, including the investment case and the strategic, commercial, legal, and technical analysis. Genre is the operating partner for Danica Ejendomme in the transformation of the parking facility into residential.
